Title & Survey — What “Clean” Means
Title commitment shows ownership and exceptions. A proper survey shows boundaries and encroachments.
Title
- Unacceptable exceptions must be removed or insured over.
- Make sure payoff letters and releases are ordered early.
Survey
- Real boundary survey (not a fast mortgage inspection) is best for fences, sheds, driveways.
- Attorney can advise which survey type is required.
