Paths
- Full contingency: inspect and request repairs/credits for material defects.
- Info‑only: inspect for knowledge; you may cancel within the window but can’t request repairs.
- As‑is + inspection right: inspect and cancel if unacceptable; no repair requests.
- No inspection: rare and risky.
Good requests
- Safety/structure/systems (roof leaks, foundation, HVAC, electrical hazards).
- Repairs by licensed contractors with receipts.
- Credits if scope/timing uncertain.
Script (credit)
Buyer requests a $2,000 closing credit in lieu of repairs for the GFCI, furnace service, and roof flashing noted on pages 4–6 of the report.
